Zach is working on a schedule update, which we expect to receive this week. Unfortunately, from what we’ve observed on site, it's likely Magleby will be pushing the finish date. When Chad F. took over the project, he told us that final paint needed to start on or by the week of December 15th to hit the current end-of-February date. Unfortunately, the house is still not ready for final paint - tile is not complete, the handrail has yet to be templated, drywall is still being patched, and baseboards are yet to be installed (see below for details).
The stair treads are still a question mark. Chad F. is working on a work around by laying out the approximate size of he treads on the drywall (see picture below). Innovative Iron is scheduled to template for the handrail this week. Given the holidays and considering the handrail has a 7-week turnaround time, it's likely handrail installation will push into the end of February, which would delay the C of O inspection.
Magleby is currently finishing the drywall around all door jambs, which must be complete before final paint. The other pre-paint critical item is baseboard installation. We are currently finalizing the stain color and should have a decision by the end of the week so that Magleby can start final paint.
WPR shared a set of drawings outlining the recommended work to adequately cool the home in the summer. However, after reviewing, there were many oversights. Britta sent comments to Kyle & Gary last week, but we are still waiting for the engineer to provide revisions that accurately represent the existing conditions.
