Flooring Issues

As you know, the flooring throughout the main and upper levels did not properly adhere to the substrate. KJ Tile and Magleby determined that the primer and adhesive used on these levels were incompatible.

As a result, Magleby and KJ are currently removing and re-installing all affected flooring on the main and upper levels, excluding flooring beneath cabinetry. Magleby has committed to replacing the flooring around all the cabinetry and hiding any cuts behind the toe kicks, so all exposed flooring will be installed per the manufacturers requirements.

During the 09/02 OAC, Magleby identified October 5th as the potential handover date, pending confirmation once the flooring arrives and is acclimated.

Punchlist

RAG and Magleby walked the home today and identified a substantial amount of work that still needs to be completed. Steelwork, drywall, granite, cabinetry, and exterior scopes all require significant repairs and touch-ups.

Magleby is currently anticipating the home will be ready for final punch in approximately two weeks. However, given the amount of work remaining outside of the flooring replacement, it is likely final punch will push to the end of September or beginning of October.

Move In Date

Given the remaining punch work and our concerns about Magleby’s latest projected October 5th handover, we have rescheduled furniture install to the week of Oct 19th, which is the movers’ first available window in October. This means the home will be ready for owner occupancy by Monday, October 26th.

We do not plan to share the revised install date with Magleby so the team remains focused on completing all work by their October 5 target.
