Context: Drywall hang is a critical path activity that if not completed on time will hold up drywall finish and in turn all other finish trades. Progress has been slower than expected due to pocket doors and interior stairs not being installed on time.
Mitigation Plan: Magleby’s stance on this is that as long as the end date of drywall tape and mud does not push they will be able to maintain schedule. Tapers are now on site, and should be working weekends. This is a medium risk to schedule and will require close monitoring.
Context: Floor prep is a critical path activity that if not completed on time will delay flooring install and in turn cabinetry which drives all the other finish work. I’m concerned because early September will be right in the middle of finish taping, door hanging and prime/first coat. With all these scopes happening at once floor prep may be held up as it is a very messy process that creates quite a bit of dust. This will require close coordination to pull off. It is currently not shown in the schedule, but Skyler noted it would start by the first week of September.
Mitigation Plan: I’ve discussed this concern with Tyler, and the plan is to slip it into the schedule during a weekend when no other trades are on site.
Context: Door slabs and door jambs have been delivered. However, door slabs were not prepped for hardware. Magleby is planning on sending the door jambs and doors to Precision Millworks so that they can mortise the door slabs to match the jambs exactly.
Mitigation Plan: Magleby is moving forward with drywall tape and will touch up the drywall finish around the door jambs once installed.
Context: Drywall tape is a major bottleneck for all projects. Magleby missed the start date for drywall finish, however, they are still comfortable with the end date for the activity on their schedule.
Mitigation Plan: Tapers will be working weekends to make up the lost time.
