Context: Drywall hang is a critical path activity that if not completed on time will hold up drywall finish and in turn all other finish trades. Progress has been slower than expected due to pocket doors and interior stairs not being installed on time.
Mitigation Plan: Magleby’s stance on this is that as long as the end date of drywall tape and mud does not push they will be able to maintain schedule. Although tapers have not started, per their latest schedule drywall finish should have started last Friday, they do have enough work to get started before drywall hang is complete. This will help mitigate the schedule impact if they can get them onsite with enough manpower to make up lost time and if drywall hang can be finished in time for them to continue work till completion of drywall finish uninterrupted.
Context: Innovative Iron started installing the second half of the interior stairs last Thursday; however, they haven’t been able to get the required materials onsite to finish installation. Magleby is working on getting a date from them to finish install.
Mitigation Plan: At this point there is little they can do to speed up this activity.
Context: Door slabs and door jambs have been delivered. However, door slabs were not prepped for hardware. Magleby is planning on sending the door jambs and doors to Precision Millworks so that they can mortise the door slabs to match the jambs exactly.
Mitigation Plan: Magleby is moving forward with drywall tape and will touch up the drywall finish around the door jambs once installed.
Context: Drywall tape is a major bottleneck for all projects. We are currently behind on schedule - tapers should have started last Friday in the lower level.
Mitigation Plan: I brought up the lack of subcontractor attention today to Jon B. as well as Tyler J.. Both were going to make phone calls to get tapers on site ASAP.
Drywall hang is continuing.
