Zach sent out a revised schedule update yesterday, and the turnover date has now been pushed to August 21. This is highly disappointing.
While Magleby has attributed the delay to the HVAC rework, I do not believe that tells the full story. I've looped in Gary and Kyle to help increase pressure on Magleby, as my observations from last week suggest the primary issue is a lack of bandwidth on their end. It appears that nearly every member of their team is splitting time across multiple projects, and in my view they are not dedicating sufficient attention to quality control or ensuring that all outstanding items are being thoroughly addressed.
We will continue to push for accountability and a clear path to completion.
The HVAC rework is now substantially complete. The engineering team made some late-stage changes to the line set design, which slowed progress and required additional rework. At this point, the team is waiting on a component from Lennox to complete the line set installation. As of today, they have been unable to locate the part anywhere in the U.S. or Canada, so there may be some lead time associated with procuring and delivering it to the site.
That said, this issue should only impact completion of the guest suite office and is not expected to affect the remainder of the home.
The team is also awaiting confirmation that the existing electrical panel has sufficient capacity to support the new 16-ton HVAC unit.
We are still awaiting an official response from the DRB regarding the proposed relocation of the backyard trees closer to the property line.
Slab installation is continuing.
