The HVAC rework is substantially complete, and testing is scheduled to be finished this week. The power issue has been removed from the critical path for the time being, as Magleby and Authority HVAC identified a method to test the ductwork without energizing the heat pumps.
However, the HVAC system will need to be fully operational in early July to complete system testing and balancing. As a result, there remains a risk that the electrical infrastructure may not support the new 16-ton heat pump. The electrical engineer has not yet confirmed whether the existing electrical panel and transformer have sufficient capacity to handle the additional load.
The stair rework is now on the critical path. Innovative Iron has committed to completing their entire scope, including the handrail, by the end of June. This aligns with our current schedule, provided they are able to meet that commitment.
We are still awaiting an official response from the DRB regarding the proposed relocation of the backyard trees closer to the property line.
RAG and Magleby completed a walkthrough of the home and initiated the pre-punch process now that the majority of finishes are installed. The goal is to proactively identify and resolve any significant issues before the official punch list date.
Plaster installation continued in the main level powder.

The staircase rework is almost wrapped up. Innovative Iron will be templating for the handrail this week.
