Magleby is still working on a schedule update, hopefully we will see something this week. At this point it is critical to get confirmation of the move-in date so that Britta can book the movers.
Stair tread installation is still a concern and could push the CO inspection. Stair treads are on site but installation will begin next week. Chad F. and Magleby management have been pushing Innovative Iron to shorten their production timeline, but historically it has taken Innovative Iron 6-8 weeks from templating to install their handrails. If this is the case at D11, then our CO will push which could jeopardize furniture move-in.
Talking with Chad F., paint and plaster subcontractors are on site today starting their scopes. This is another case of subcontractor stacking that could lead to rework and delays. Many areas still have work that needs to happen that may damage the wall surfaces. This is typical, however, this work is usually done ahead of final paint. With level 5 finish walls, if walls are final painted and then damaged the damage needs to be patched and then the wall repainted from corner to corner to avoid flashing. This can quickly snowball into repainting most of the home which is a cost that could have been avoided if paint was phased correctly. We will be diligent in pay application review to catch these kinds of charges and push back.
The assignment agreement was shared by WPR and reviewed by RAG. Please let us know if you have additional comments. RAG plans to discuss concerns with Kyle/WPR.
